Our technicians can repair just about any water heater issue, as well as provide regularly scheduled maintenance and check ups. We also can install your new water heater properly and safely, or advise you on the different kinds of water heater if you still haven’t made up your mind. Your Water Heater and You

We use our water heaters everyday for a bunch of different reasons, but we might not know much about how they work and what to do when they don’t. As much as we want to service your home and provide you peace of mind, there are a few things you should know and can do about your water heater that might avoid a call to your local Ace Hi HVAC specialist.

Water Heater Maintenance

An important step you can always take is keeping your water heater maintained. You might not be able to stop a thermocouple from breaking or a pipe from bursting, but consistent attention to your water heater and its parts will reduce the instances of problems. Follow these maintenance checks every six months or so to keep your water heater operating safely and smoothly for years. 

  • Pressure Relief Valve - Gas and electric water heaters both have a safety valve, designed to relieve an emergency buildup of pressure inside the tank. If the valve doesn’t work properly, the pressure will be too great and the tank will explode. To test it, turn off the water heater’s gas/power supply, and then shut off the cold-water inlet. Put a bucket under the pressure relief valve, and pull the trip lever on the valve, either out or up. If you don’t hear a whoosh of air or see water and vapor come out of the valve, you might need to drain the tank and get a new valve.
  • Tank - All that water in a metal tank can cause sediment to build up inside, which can decrease the water heater's energy efficiency or clog your water lines. Flushing your tank twice a year can prevent those issues from happening. Like the pressure relief valve care, turn off the power and cold water supply, and then connect a garden hose to the tank’s drain valve. With the other hose end in a good place to spit out gross water, open the pressure relief valve and drain valve, and allow the tank to drain completely. Then, disconnect the hose and close all the valves back up. Open all the hot water spigots in the house and turn the cold-water inlet back on until water runs from the spigots. Close all the spigots,  turn the power supply back on, and voila!
  • Cracks, Leaks and Drips - While there are plenty of parts that could have small issues on your water heater, the biggest step you can take is trying to catch these small issues before they turn into bigger ones. Consistently checking for cracks, leaks, or drips will make sure that you have a good chance to stop any possible water damage or debilitating issues with your water heater. Leaks and drips are commonly caused by faulty water supply connections, so make sure the parts and pipes are tightly secured. Check the walls of the tank, inside and out, as best you can for any cracks or dents, and check to see if the sacrificial anode rod is caked or eaten away.

Water Heater Emergencies

However, sometimes it isn’t just inconsistent water temperature or a pilot light that keeps blowing out. Sometimes water heaters leak a horrible smell, make strange noises, or have a consistent leak. It might feel weird to call them emergencies, but if it happens to you, it will feel like one, and you will want it fixed right away. If you notice any big issue with your water heater, here are a few steps you can take to help the situation while you wait for your local Ace Hi technician to get there.

  • Turn Off the Power or Gas Supply - For electric water heaters, you can switch off the circuit breaker for the water heater at the breaker box. For gas water heaters, turn the gas dial or lever on the tank thermostat all the way to the OFF position.
  • Shut Off the Water Supply - Turn the water valve handle clockwise until it won’t move. If that doesn’t work, turn off the house’s main water valve.
  • Drain the Tank - If you feel comfortable doing this, follow the instructions above, in “Water Heater Maintenance” to drain your water heater tank, although DO NOT follow the steps to refill it until you have talked with your Ace Hi local technician.
  • Open the Relief Valve - Pull the pressure relief valve up or out to open it, although be aware of any hot water or vapor that might escape when you do.

Whether it’s a leak, smell, damaged part, or inconsistent temperature levels, there are a number of issues your water heater could have that aren’t allowing it to function properly. Our Ace Hi technicians have plenty of knowledge and experience with water heaters and any possible problems they might have. We will be there to diagnose the issue and offer suggestions and guidance on how to fix it.

Why Isn’t My Water Heater Working Properly?

There are more than a few things that could be the answer to this question, but some issues with water heaters are more common than others for most homeowners. If your water heater is exhibiting some of these issues, it might help our technicians and your peace of mind to know what they are and what requires a repair.

  • Hot Water Problems - No or inconsistent hot water is a common problem. There could be issues with your heating element (pilot light, thermocouple, thermostat) or your gas/power supply.
  • Low or High Water Pressure - Low or high hot water pressure can happen somewhat often. Too high pressure could be caused by a defective pressure relief valve or too high of a temperature. Too low of pressure can be caused by hard-water and bacterial sediment build-up in the intake pipes, although it could also be the water piping in your home is too narrow or the layout has too many turns and chokepoints.
  • Smelly or Colored Water -  Rust colored or smelly water is another common problem. This is probably due to bacteria in the tank, or the sacrificial anode rod failing which allows the tank to rust.
  • Leaks or Pooling Water - A leaking water heater is a common, but also pretty severe problem. It could be caused by a faulty or loose pipe connection, an overpressurized tank, or at worst, a cracked or corroded tank.

When Do I Repair and When Do I Replace?

A decision that every homeowner has ever had to make is: do I repair it or replace it? Generally, we always want to repair it because whatever “it” is, it is probably cheaper to repair it or get a new part, then to replace the whole thing. Water heaters are no different, but you might want to consider a few things about their function and their parts before making the decision.

The conventional lifespan of a storage-tank water heater is roughly eight to 13 years. If your water heater is only a few years old, most of the problems you have read above can be fixed with a part replacement or an Ace Hi technician visit. But if you water heater is nearing the end of its lifespan, or it is continually leaking, you may want to contemplate getting a new water heater. A corroded tank with a leak cannot be repaired, and you may want to consider an immediate replacement. Also consider your building codes or tenant regulations, as many local building codes now require you to upgrade (and pay for) new water heater mounts, venting systems, drain pans, and supply pipes

A Few Things to Consider

There are some things you should consider when figuring out how to buy your new water heater. There are a few different types of water heaters which provide a few different features. Conventional gas/electric water heaters heat a large amount of water and store it for 24/7 use.  Electric heat pump water heaters are similar but use heat from the air to heat the water, although they work best in hotter climates. Solar-powered water heaters are pretty self explanatory, but they do require solar panel installation if don’t already have them. Tankless water heaters don’t store hot water and heat it only when you need it. Don’t just consider the one time price for buying a new one — take into account the fuel type, how much hot water you can access at once, energy efficiency, and labor costs.

Gaining popularity because of their cost and energy efficiency, tankless water heaters are being installed in more and more homes. Should I Go Tankless?

What is making these tankless water heaters so popular? Well, first and foremost, they are more efficient. They are tankless because they don’t store a large amount of water that is constantly heated in a tank. Instead, they run water directly through a heat exchanger, using high-powered burners to rapidly heat the water and run it directly to your faucet or shower. And because they aren’t constantly heating water for immediate usage, they are incredibly more energy efficient and cut down on water and energy costs over time. Tankless water heaters take up much less space and have an average lifespan of 20-30 years, almost double the lifespan of a conventional water heater.

However, it is important to note that they cost quite a bit more to initially purchase compared to a conventional water heater. They are a little more complex to install as well, which might increase the installation cost. Tankless water heaters can only pump a certain amount of hot water per minute, so if you have the dishwasher running while you take a shower, you might either end up with a cold shower or some unclean dishes.
